Managing the Immigrants

No Workout (Friday)
Pain is still there, although I’m pretty sure it will pass by Monday. It will be a full 5 days without a workout when Monday comes, so I’d better push it.

Max Interval Circuit (Today)
59 out of 59 minutes. Let me write that again. 59 out of 59 minutes. I have no idea how I did it but I actually completed this god-awful workout! Maybe the days off really helped my body recover. I stopped doing the workouts that had me go from the floor up to standing position since it makes me dizzy, and I did as much as I could of each workout. I’m weak and out of breathe but not too tired for some reason. I’m not working out tomorrow, as I feel my body will need the rest and I don’t want to repeat the mistakes of last week.


Tenant management is a tricky thing. As a landlord I have to get a feel of what everyone wants and make it work to my advantage. The situation with Nicky is having a ripple effect and I must steer it my way.

Hanna and the Africans from the downstairs unit of property Chi called me on Saturday because they needed a landlord form signed (it’s for their grandmother—everyone else has a job so it’s okay). Before our conversation was over, Hanna asked me if I had any 3 bedroom units available. Thinking that she has other Africans that need an apartment, I told her about the upstairs of property Alpha and how it’s a three bedroom unit with utilities included and going for $850. The Africans currently pay $725 and their heating bill is at least $250 a month during the winter (old house). When she heard the price her voice jumped in measured excitement and asked for more information. I hope they don’t want to move from property Chi to Alpha. Renting out the upstairs of property Chi is easy but the downstairs is difficult. What makes matters worse is that the upstairs tenants, the Homos, have decided to stay in the unit and switching to a month to month lease. I was hoping they would leave at the end of their lease this month so the Africans would move their sister into the upstairs unit. This would make it near impossible for them to try and find better deals elsewhere.

The downstairs Indians of property Alpha texted me late last night to say that Nicky and her welfare bums left garbage on the porch and they were afraid the smell would make them sick. I let them know that I would personally remove the garbage Monday morning (which I did) and I will talk to Nicky about the garbage (which I won’t). Nicky is a dirty person so it makes no sense to tell her that she has to pick up after herself. My fault for moving her nasty ass in, right? I then told the Indians that the upstairs unit will be available in June for $825, so if they know of anyone to give them my number for an appointment. When I got home I overheard them having a sort of meeting, and I think they were talking about moving someone into the upstairs unit. I knew it was a matter of time before Nicky would piss off my precious Indians, but I needed them to know that she will be out soon. They are my most important tenants and easing their minds always comes first.

I have to do this right. It would be a headache renting out property Chi’s downstairs unit so I have to appease the Africans somehow. I’ll sign their landlord form today, and get them to talk to me about their living situation. If they’re unhappy, then I may have to eventually lower the rent to $700 just to keep them in place for another year. I’m sure the Homos will be out soon so I’m simply buying time until they move out and Hanna’s sister can take their apartment. I’ll also have to play down Nicky’s apartment, telling them that it’s an upstairs apartment and the bedrooms are very small. That should keep them in place. What the Indians will do is anyone's guess. I’m pretty sure they will stay, but I’ll have to make sure of it by having them sign another one-year lease. I’ll talk to them today as well, to gauge how they feel about their current living situation. Tenant management can get complicated but I’m glad to be dealing with this now. I need to gain as much experience before I buy my next property.
